I am getting ready to do my first apt shop for EMPS. I'm reviewing the info that I will need to fill out and under the section for Shopper Information it says "You MUST complete ALL FIELDS in this section, etc...

It has Shopper Name:
Name Given (Telephone):
Source: - What is this?

then

Regional Trainer Comments: - what is this?
Leasing Professional Comments - this I get
Property Manager Comments: - what is this?

Call your scheduler. Most of those "comments" things are for the EPMS team, and the client, I think. Source is usually how you say you heard about the community.

Poor customer service? Don't get mad; get video.
Just email them and they will tell you......it just seems that the EMPS report is just so long. The comment sections all have to have 5 full sentences regardless of experience. It just seems that $40 is no where near enough compensation.
I have shopped with EPMS for over three years. They are quick to respond and easy to contact. I have done so many of their shops that I don't find the reports as long as I did years ago. Not sure if my typing got faster or I just got used to their reports. I do a lot of the phone shops for them as well. They are prompt to pay which is fantastic. I have done many of the video and recorded on site ones.
The sourse section is what you told the apartment complex when they asked how you found out about the community.

I have been doing a lot of shops for EPMS now and like them because you can self assign and they pay fast. The reports don't seem as long after doing a couple of them.
I hope I'm posting in the right place. I don't want to start a brand new thread when my question could fit in this one.

I've completed some of my first jobs for this company, but how does one remain anonymous? Especially since the apartments require ID's sometimes. This makes it really difficult to create a false name. Even today, I called the location and the representative recognized my number from an earlier attempt to capture my target. I used *67 and my number still must have pulled up.

This company is pretty understanding that I'm new to apartment shops, but I still would like to successfully complete a job without any hiccups. I was hoping someone could give me some pointers for apartment shops, especially for this company.

I always use my first name when it is an onsite shop. You change your last name, and if they notice I say I just went through a divorce. I was under the impression when you use the recorded phone code for EPMS it brings up a random phone number. When using my own phone, I use *67, too. If they reconized my phone number I would come up with something. Like "yeah I called earlier....to get your address......to find out your hours..........to get directions".......anything to throw them off. You could always act like "oh, did I call you already, sorry I have called so many places". When I was truly looking for an apartment, I called some places a few times.

I have shopped many many many onsite, video, onsite recorded, and phone calls for them. You learn what to say or not to say. Acting dumb can be a good thing!
Rose,
You can also do a search for "apartment" for "all dates" on the forum and will find several threads with long discussions of apartment shop proceedures and issues.

^Thank you. I tried searching for "target" and did not get many related results.

Don't get too uptight about the forms. They are much easier than they look. I do about twenty-five of their shops a month, and I haven't had any problems.

As far as being anonymous...I use my first name, middle name, my sister's name, depending on what kind of a shop it is. If it is going to be an onsite visit, stick to your own first or middle name. For your last name, you can change that easily. You just got married, and haven't had time to change your driver's license yet, or you just were divorced, and the court finally came through with approval for you to retake your maiden name. It gives you some flexibility. You will need this, especially when you start doing a lot of shops for the same company.
I have done one accepted target shop. I am now looking to do another, and the target is not to be spoken to over the phone....you cannot make an appt. with him. Just call and speak to whomever answers. How can I drive 60 miles without knowing the TARGET may not be there. This is crazy to me, help!

After making several attempts without success, call our scheduler and ask for permission to ask for the target by name. You can use many different reasons if the target asks. I usually say that I drove through the community last weekend and asked a resident how she/he liked living there. That person mentioned that I should be sure to talk to [target name]. The target will want to reward the resident for referring you, so have a story about what the resident looked like that is not very detailed. ("Hmmm, about my height with curly brown hair and glasses, I think. But I didn't get her/his name. "winking smiley

I called EMPS who were there and helpful, however, they called and got through.
I called 5 times, and cannot get through, what now? Let me scream, PLEASE!
